Most of what we buy is an ordinary Central Florida house that, for one reason or another, is not a good fit for the retail market. Deferred maintenance, a roof or an air handler at the end of its life, dated finishes, fire or water damage, an unpermitted addition, a property that has sat empty - none of that stops us from making an offer, because we buy the house as it stands today.
Selling as-is means exactly that. You do not repair anything, you do not paint anything, and you do not clean anything out. Anything you do not want to take with you can stay in the house. There are no lender-ordered repairs to negotiate, because we are not using a lender, and there is no appraisal that has to come in at a certain number for the sale to survive.

The property is often several hours away from the people who now own it, it may still be full of a lifetime of belongings, and the costs - taxes, insurance, utilities, lawn care - keep arriving every month while the estate works its way through the process. When more than one heir is involved, the pressure to agree on what to do can strain a family at the worst possible time.

Offers on lots and acreage, including parcels that are landlocked or hard to build on.
Vacant land is one of the hardest things to sell through a traditional agent. Commissions on a low-priced lot rarely justify the work involved, most retail buyers cannot get conventional financing on raw land, and parcels sit on the market for a long time while the owner keeps paying taxes on ground they never visit.

For most properties we walk through once, at a time that suits you. It is not an inspection and it is not a critique of your house - we are simply pricing what we see. For land and for out-of-area owners this can often be handled remotely.
