Frequently asked questions

What kinds of property do you buy?
Single family houses in any condition, inherited and probate property, vacant land, small multifamily and rental portfolios, and mortgage notes secured by Florida real property. If your situation does not fit neatly into one of those, call us anyway - it costs nothing to ask.
What areas do you cover?
Orlando and the surrounding Central Florida counties: Orange, Seminole, Osceola, Lake, Polk and Volusia. That includes Winter Park, Kissimmee, Sanford, Apopka, Clermont, Altamonte Springs, Ocoee, Winter Garden, Deltona, Lakeland and Saint Cloud, among others.
Do I need to repair or clean out the property first?
No. We buy as-is, which means you do not repair anything, paint anything, or clean anything out. Furniture, belongings and debris can stay in the property - removing them is our problem after closing, not yours before it.
What does it cost to get an offer?
Nothing. The offer is free and there is no obligation to accept it. There is no fee to have us look at the property, and there is no agent commission on the sale because there is no agent involved.
Who pays the closing costs?
We do. Standard closing costs on the purchase are covered by us and settled through the title company at closing.
How quickly can you close?
Because we buy with our own funds rather than a mortgage, we are not waiting on a lender's underwriting or appraisal timeline, so we can move efficiently once the title work is clear. In practice the date is yours to choose - some sellers want to be finished as fast as the title company can work, and others need to wait weeks or months. Either is fine.
The property is inherited and still in probate. Can you still buy it?
Often, yes. We regularly buy inherited property and work alongside the estate's attorney and the personal representative, and we can wait on the court's timeline. We are not attorneys and nothing on this site is legal advice - your probate counsel should confirm what the estate is able to do, and when.
I still owe money on the property. Does that matter?
No. An existing mortgage is completely normal in a sale. The loan is paid off out of the proceeds at closing through the title company, exactly as it would be in a traditional sale. Back taxes, code liens and similar encumbrances are also usually resolvable at closing - tell us about them early so we can account for them.
Do I have to accept your offer?
No. The offer is yours to take, negotiate, sit on, or turn down. Nothing is signed until you decide to sign it, and turning us down does not cost you anything.
Do I have to agree to text messages to contact you?
No. The consent checkboxes on our contact form are entirely optional, and the form sends whether you tick them or not. You are also welcome to simply call or email us instead.
